Beal Capital’s strategy is to generate high-yield returns for investors by locating properties that are priced below market, are poorly managed, and/or would see significant benefit from upfront improvements. These strategies allow us to add value to the properties, increasing rental income both immediately and for the long term.

For decades, we have been developing local networks and knowledge, infrastructure, team members, and relationships in the communities in which we do business. We know these markets and we believe in them. Our friends and family are here. No property within our funds exists on an island. Every acquisition is made within arm’s reach of one of our offices to ensure that it receives the attention that it needs to be successful.
Every single acquisition undergoes a thorough analysis from a variety of perspectives. From a quantitative perspective, we run each property through a set of rigorous tests that consider a range of price, debt, vacancy, and employment level scenarios. On the qualitative side, we assess our ability to add value and improve maintenance, management, and tenant quality. Furthermore, we examine the seller and their reasons for separating with a property. Our success is due to a consistent approach to identifying, acquiring, and managing properties. We bring the same meticulous analysis to every deal.
